 Delivering Social Value in Haringey 

Strive Development was appointed by Archanaeum to deliver and monitor Hornsey Police station’s social value commitments, working closely with Haringey Council to ensure local residents benefited directly from the construction programme. 

A key objective was to maximise employment, skills, and educational opportunities for Haringey residents throughout the build period. 

Project Overview

The redevelopment of the former Hornsey Police Station in the London Borough of Haringey has transformed a redundant historic site into a vibrant residential community comprising 29 new homes. The development includes the extension and refurbishment of the original Victorian police station, which has been converted into 6 townhouses and 4 apartments. In addition, two new residential blocks have been constructed: one providing 4 townhouses and 7 apartments, and a second block delivering 8 affordable housing apartments. At the heart of the scheme is a bespoke architecturally designed courtyard, creating a shared amenity space that enhances connectivity and community interaction between the three residential blocks. 

Employment Outcomes 

The project set a target of creating 8 new jobs for Haringey residents. Through proactive local recruitment initiatives, 13 Haringey residents were successfully recruited onto the project. While only 5 individuals achieved the target of 26 weeks of continuous employment, this reflected the short-term nature of several specialist construction packages and the phased delivery of works across the site. 

Skills and Training Targets

The development exceeded expectations in several areas of workforce development: 

  • Apprenticeships: Target of 2 new apprenticeships for Haringey residents achieved. 
  • Training Opportunities: 7 training opportunities delivered against a target of 3. 
  • Work Experience Placements: 8 placements provided against a target of 5. 
  • STEM and Career Education Workshops: 6 workshops delivered, exceeding the target of 5. 

These initiatives provided local residents and young people with valuable exposure to the construction industry, helping to develop practical skills, improve employability, and promote long-term career pathways within the built environment sector. 

Legacy and Community Impact 

The Hornsey Police Station redevelopment demonstrates how heritage-led regeneration can deliver both high-quality housing and meaningful social value outcomes. By preserving a locally significant Victorian building, introducing a diverse housing mix including affordable homes, and investing in local employment and skills development, the project has created lasting benefits for the Haringey community. 

Through collaboration between the developer, contractors, Haringey Council, and local stakeholders, the scheme has successfully contributed to housing delivery, economic inclusion, and community development, leaving a positive legacy that extends well beyond the completion of the construction works.
